Maximizing Value Through Expert Assessment

Appraisals

Greenleaf Timber & Management utilizes a systematic, three-by-three chain grid cruise in order to accurately evaluate our customers' timber. Plots are taken at each interval through a 10 BAF prism, along with a measurement of each tree within the plot in order to accurately assess the types and sizes of timber available for harvest. These are tried and true methods for creating a reliable average across a tract, which is needed to establish the value of each tract.

Thinnings

Within 12-15 years of reforestation, tracts often require a commercial thinning. A commercial thinning is a thinning of marketable size trees that produces income from the sale of the removed trees. Commercial thinnings are a common forestry practice that help weed out poor quality trees while reducing the number of trees per acre, which increases nutrient availability for the remaining trees, resulting in a more healthy and profitable stand of timber for an eventual clearcut.

Greenleaf Timber and Management works with buyers and logging outfits to ensure that landowners are not taken advantage of, that the landowner's needs are met, and in order to ensure that NC Best Management Practices are followed in any thinning operation.

Clearcut Harvests

Around 30 years of age, stands of timber are typically mature and ready for a clearcut harvest. After evaluating the timber and conducting a cruise, Greenleaf Timber and Management utilizes knowledge of the timber industry prices for the various types of timber found within the stand, and compiles the data into a comprehensive estimate of the prices of each, along with an estimate of the total worth of the tract. The landowner can then decide to pursue a closed-seal bid sale or a pay-as-you-cut agreement, and Greenleaf will work with various timber buyers to ensure that the landowner receives as much money for his timber as possible.

In clearcut harvests, Greenleaf Timber and Management also continues to work with buyers and logging outfits to ensure that landowners are not taken advantage of, that the landowner's needs are met, and in order to ensure that NC Best Management Practices are followed.
